The NZE label stands for “Nearly Zero Emissions.” It is a label awarded to energy-efficient buildings that generate almost as much energy as they consume.
All our apartments/homes are standard equipped with floor heating that is linked to an (individual) geothermal heat pump. As a result, you have no gas consumption. In the summer, this floor heating can also serve as passive cooling, allowing you to lower the temperature by a few degrees on hot summer days.

The Breyne Law protects the purchase of a home on plan or the purchase of a home to be built and only applies to the extent that the property is located in Belgium and is intended for occupancy. This law provides, among other things, a mandatory guarantee that protects the buyer against the seller's possible insolvency and offers compensation in the event of a faulty execution of the works.

You only pay VAT if it is a new building. The sales price is split into a construction price and a land price. The VAT is either 6% or 21% depending on the project and is paid on the construction price. The registration fees are 12% and are paid on the land price.
Yes, in Belgium, both the seller and the buyer can be represented by their chosen notary.
The provisional completion is primarily the fact that the works have been completed and that you have moved into the home. As a result, the company can normally claim the balance of the price and the period starts in which you can carry out a thorough inspection of the works. With the final completion, you acknowledge that the works have been properly carried out after a certain period of time.
As a result:
- The company will be released from liability for any visible defects (except those that you reported upon completion or that endanger the stability of the building);
- Enters the company's ten-year liability (liability for 10 years for defects that impair the stability of the building or one of its essential parts).
At least one year must elapse between provisional delivery and final delivery.
